I've a few mates in Cumbria, last saw them in 2011 when they came here for the Rugby World Cup.

Looks as though you've done your homework on traffic noise etc.
Most of what you say about NZ would apply to the Sth Island.
But having said that when my parents came to visit my father likened an exclusive Nth Island beach to a coastal place in Scotland.

A place we looked at buying last year, was affected by the recent record rainfalls. There was a massive slip at the side of the property which is now precariously close to the cliff face.

I never took to rugby, which will come as no surprise to regular members. I was initially in a dilemma at school when I didn't care for football either, until I was quizzed by my dad as to exactly what was on offer.  Badminton is a bit naff, so we decided on cross country, as he said I always used to run to the shop as a boy. In summer it was cricket, so happy days.

I note the World Cup will be kicking off shortly in Guadalajara, with the enthralling game between South Korea and Czechia tomorrow. I will be supporting England, for what it's worth. The context is somewhat depressing, with 130,000 missing presumed dead due to the El Mencho drug lord amongst others.

In Oz I followed Aussie Rules & cricket and played soccer, in the UK it was just soccer & cricket when I was at school.
My son who was born & raised in NZ, played cricket, netball and basketball when he was at school.

I don’t think you can beat St Ives in Cambridgeshire such a beautiful place, cycled through there yesterday and camped at Cambridge.   You certainly do live in a beautiful part of the country Cutie 👍

The cost of buying a house would be prohibitive though, I'm guessing? Maybe an apartment, but then one is back in the leasehold dilemma again, which I believe has only been banned for newbuilds.

This looks attractive and close to the river and a Waitrose.  Plus it comes with the added bonus of being ideally located to meet me at Fitzbillies in Cambridge for brunch where we could debate and discuss the various cases face to face.  What more could you ask for?

I don’t think Steve could go wrong in this area, it’s my favourite place. I used the Waitrose for my meal Thursday night. Dobbies for breakfast and Cycled along the brutal A10 yesterday to Hertford, I wish I’d listened to AI though,  and took the longer route through Stevenage and quieter roads.

Certainly ticks lots of boxes and if you click on the map for the property I uploaded it appears to be next to a Methodist church which was one of Steve's requirements.

Yes its a lovely part of the country but so are lot of parts.
