You are quite right on that.  Anything over 80 years is no problem at all.  In fact less than that is perfectly manageable as long as you get proper advice.  It is all reflected in the price.  As long as you factor it in there is no problem.  Some of the best bargains are shorter leases.

A lot of lenders require a minimum lease length of 85 years remaining.  Steve may well be a cash buyer but if he wanted/needed to sell it on or release equity at a later date it could potentially cause issues.  The current process to extend is heavy on admin and takes months.

I'm glad they cracked down on buy to let.

I think you will see a mass exodus of small private landlords as it is no longer financially viable especially for those with buy to let morgages.  Plus there's loads of new legislation about to go on the statute books which shifts the balance of power from landlord to tenant. 

Stocks and shares have historically out performed residential property.  I have never seen the attraction for Joe Average.  If it is done properly and you factor in cyclical upgrades eg decoration, flooring, bathroom, kitchen it doesn't make commercial sense for private landlords with a small protfolio.  The exception might be if you're a trades person and can procure the labour and materials cheaply and carry out maintenance or at least provide oversight of such.  Otherwise you are at the behest of letting agents and their dodgy contractors. 

I think a lot of people like owning a tangible asset as opposed to bits of paper representing stock, shares and pensions.

My retirement, it’s raining heavy today, first bit of good rain we’ve had for a while.  So I decided to wax my cycle chains, it involves stripping the factory Grease off a new cycle chain and replacing it with Wax.  I melt the wax in a melting pot and submerge the chain, leave it and agitate it for about half hour, the wax sticks and dries to the chain and this then forms a barrier and chain protection.   I’ve managed to do four chains this morning.  The benefits from waxing the chain, because I ride gravel trails mostly, the dust and fine gravel doesn’t stick to the wax, if I ride with oil and lubricant chain, the grit sticks to the oil and as the chain goes around, the teeth on the cassette and fly wheel wear from the grit on the chain, also the chain rollers wear and stretch the chain.   I get double the mileage from a waxed chain, than an oiled chain, and less Cassette wear.   If I cycled just roads, I wouldn’t need to wax the chain.

Cyclists, take my advice WAX your chain 😂😂

Think statistically Steve and always have your wits about you.  I've never felt unsafe in London but I would not walk through a park alone late at night in London or anywhere.

I agree, I think because it’s heavily populated you have the feeling of security.  But like you say, the Parks at night or early morning I would think twice.  A lot of cyclists are being robbed around Regents Park, it’s become a hotspot for theft,  especially in the early mornings.

I've just googled it. I don't let strangers into my home, unless they are established church friends. Nor ex-pupils. I'm a bit of a recluse, and probably will remain wherever I choose to settle. Such a shame London has degenerated in to Oxford Street candy stores and Selina Scott muggings. Or is this just a caricature painted by the mass media?

Such a shame one can't enjoy the capital at any time of day. My mother was at university there, evacuated to Durham then back in 1945.

Chatsworth is very nice Steve, next time you are there visit Edensor tea Cottage within the grounds of Chatsworth.  If you visit St Peter’s Church and walk to the top of the Grave yard, you will see the resting place of Kick (Kathleen) Kennedy the sister of John F Kennedy and the resting place of Debo, one of the Mitford sisters.

Im afraid this Country is getting worse Steve.  I’ve just watched a video of two vicars in Manchester get arrested with others for supporting Palestine Action, holding placards in their support.  The Police gave them time to walk away, but they wouldn’t and there was arrests made.  If the Church are supporting (rightly or wrongly a group proscribed as Terrorists) what message are we sending out to the younger generation.

Do you remember the demonstration where people were climbing on to statues, shining lights on Big Ben and tearing down posters of the hostages taken on October 7? I'm glad police cracked down on Palestine Action in St. Peter's Square, Manchester. It's about time we ended two-tier policing.

I remember the Mitfords. Didn't Unity shoot herself when war broke out and Hitler ordered his top surgeon to care for her?
